- Maryland is a FULL PRICE lien state.
- The notice is timely if mailed within 120 days but even though it is not received by the owner until after 120 days.
- Every newly erected building and every building repaired, rebuilt
or improved to the extent of 15% of its value, is subject to the establishment of a mechanic’s lien.
- The statute allows recovery for the drilling and installation of wells, construction or installation of swimming pools, fencing, sodding, seeding, planting, grading, filling, landscaping and paving.
- In Maryland, it is possible to file a petition to establish and enforce the mechanic’s lien at the same time (“Petition to Establish and Enforce Mechanic’s Lien.”)
- Additional remedies may be available under the state’s Construction Trust Fund statutes.
